Most landlords require tenants to pay a deposit as a condition of letting their property. The deposit acts as security against non-payment of rent or damage to the property.
An inventory list is a complete report detailing the property, furniture and fittings provided in your home as well as their conditions at the time of the inventory check.
Having an inventory can help prevent disputes about the deposit at the end of the tenancy. It’s best to have an inventory that is compiled by an independent, impartial and unbiased inventory clerk that will record in great details the conditions of the home at the time of the home inspection.
Inventory with Check-In

Inventory with Check-In

If you want to make sure your tenant is presented with the inventory report and all documents are signed, you should book the combined Inventory and Check-in. This means we will create the inventory report on the day the tenant wants to move in, this will be the most accurate report to reflect existing conditions right at the time of the moving in.
Usually, we will visit the property 2-3 hours ahead of the moving in time, by the time the tenant comes our inventory clerk will be ready to hand over the keys, check alarms, show meters and go through the inventory together with the tenant.
Mid-Term Inventory

Mid-Term Inventory

An interim property report is conducted partway through the tenancy, which helps the landlord understand the currents condition of the property. It should seek to highlight any maintenance issues and or forecast any potential issues such as unauthorised occupation, pets and smoking as well as any known anti-social behaviour.
Interim Reports, also known as Routine Inspections are important and recommended after a new tenant has been installed into a property. At Trust Inventory we can do regular checks, monthly, every 3 months, 6 months or yearly.
Inventory Check-Out

Inventory Check-Out

At the Check-out inventory, the property will be checked at the end of the tenancy, the cleanliness and condition detailed at check-in will be compared against the cleanliness and condition on check-out. All differences will be noted in the report sent to the Agent or Landlord.
It’s important to have a good Inventory Schedule of Conditions or Check-in to start with. At the end of the tenancy period tenants are expected to clean the property to the same standard as noted in the inventory schedule of condition.
